Nevada County sits in the Sierra Nevada foothills northeast of Placer County, reached from Sacramento by Highway 49 through Auburn or by Highway 20 from the Yuba City side. Its western half holds the Gold Rush towns of Nevada City and Grass Valley, the Penn Valley and Lake Wildwood area, and the South Yuba River canyon. Homes range from Victorians on historic downtown streets to custom builds on wooded acreage, with wildfire zones, wells, septic, and insurance as the questions to ask early.

About Nevada County

Nevada County runs from the oak and pine foothills above the Sacramento Valley to the Sierra crest, with Placer County to the south, Yuba County to the west, Sierra County to the north, and the Nevada state line on the east. Nevada City is the county seat, and Grass Valley, a few minutes southwest, is the other incorporated city in the western county, where most of the housing covered here lies.

The county came to life in the Gold Rush of 1849, and the evidence remains: the Nevada City downtown historic district is on the National Register of Historic Places, Empire Mine State Historic Park preserves a mine that ran for more than a century, and Malakoff Diggins State Historic Park shows the scale of hydraulic mining. South Yuba River State Park protects about 20 miles of the South Yuba canyon between Malakoff Diggins and the Bridgeport covered bridge. Tahoe National Forest covers much of the eastern county, where Truckee, Donner Lake, and the Interstate 80 corridor form a separate mountain market.

Winters are wetter than in the valley: Grass Valley and Nevada City average more than 50 inches of rain a year and see snow in most winters, usually a few storms rather than a lasting snowpack, while Penn Valley sits about a thousand feet lower and sees less of it.

Cities and communities in Nevada County

Nevada City is the county seat, a Gold Rush town whose Victorian downtown along Broad Street holds the Nevada Theatre, the National Hotel, and the Miners Foundry. Nevada City homes range from downtown Victorians to wooded acreage toward Scotts Flat Lake.

Grass Valley, where Highway 49 meets Highway 20, is the commercial center, with Empire Mine State Historic Park, the county’s hospital, the Sierra College campus, and the fairgrounds. Grass Valley has the widest mix of housing, from the historic core to Alta Sierra’s golf course lots and the newer Loma Rica Ranch.

Penn Valley lies west along Highway 20 at a lower elevation, a rural community organized around Western Gateway Park, a spring rodeo, and the gated Lake Wildwood community with its private lake and golf course. Penn Valley is also the gateway to the Bridgeport covered bridge and Englebright Lake.

Smaller places fill in the map: Rough and Ready, Cascade Shores above Scotts Flat Lake, North San Juan on the San Juan Ridge, Cedar Ridge and Chicago Park along Highway 174, and Lake of the Pines, a gated lake community off Highway 49 in the south county. Buyers coming up from Placer County often compare the south county with Auburn and Meadow Vista across the line.

Housing across Nevada County

Housing in Nevada County changes with elevation and distance from the two towns. Inside Nevada City and Grass Valley the stock is mostly older: Victorian-era houses near the downtowns, early twentieth-century bungalows, and postwar ranch homes on city lots with municipal water and sewer. Outside the city limits, where most of the land is, parcels grow to an acre and often many acres, usually wooded, usually on a well or Nevada Irrigation District water, and usually on septic.

Planned communities are the exception. Lake Wildwood, Alta Sierra, and Lake of the Pines were each laid out around a lake or a golf course, with association dues and architectural rules. New subdivisions are limited; Loma Rica Ranch in Grass Valley is the recent example. Custom homes on acreage with foothill or Sierra views make up the upper end of the market.

Getting around Nevada County

Highway 49 and Highway 20 are the county’s main roads. Highway 49 comes up from Auburn and Interstate 80, passes through Grass Valley and Nevada City on the Golden Center Freeway, and continues north across the South Yuba River toward North San Juan. Highway 20 arrives from Marysville through Penn Valley, shares the freeway through both towns, then climbs east as a two-lane road to Interstate 80 near Emigrant Gap. Highway 174 links Grass Valley to Colfax and Interstate 80 across the Bear River.

Grass Valley is about 57 highway miles from Sacramento and Nevada City about 60, a drive of a little over an hour outside commute and ski traffic. Nevada County Connects, the transit service formerly called Gold Country Stage, runs routes among Grass Valley, Nevada City, Penn Valley and Lake Wildwood, Rough and Ready, and North San Juan, with a connection to the Auburn Amtrak station.

What to know before buying in Nevada County

Three items come up in nearly every Nevada County purchase: wildfire exposure, water and septic, and insurance.

Wildfire. The State Fire Marshal’s fire hazard severity zone maps, updated in 2025, classify land as moderate, high, or very high, and much of the wooded western county falls in the higher categories. Land outside the city limits is generally in the State Responsibility Area, where CAL FIRE’s Nevada-Yuba-Placer Unit has primary wildfire responsibility and state defensible-space rules apply. California’s natural hazard disclosure tells a buyer which zone a parcel sits in, and sales in high and very high zones carry additional defensible-space documentation requirements.

Well and septic. Most rural parcels rely on a private well or Nevada Irrigation District water and an on-site septic system. A well yield and water quality test and a septic inspection are standard contingencies.

Insurance. Coverage in high fire hazard areas has become harder to place. Get a quote during your contingency period, not after, and ask about the California FAIR Plan, the state’s insurer of last resort, if standard carriers decline.

Also: association dues in the lake and golf communities, historic review for exterior changes in both downtowns, agricultural and timber zoning on larger parcels, and winter access on steep private roads.

Questions buyers ask about Nevada County

Is Nevada County in a wildfire zone?

Much of it is. The 2025 fire hazard severity zone maps rate large parts of the wooded western county high or very high, and most land outside the city limits is in the State Responsibility Area where CAL FIRE has primary wildfire responsibility. Ask for the zone designation on any parcel and get an insurance quote during your contingency period.

How far is Nevada County from Sacramento?

Grass Valley is about 57 highway miles from Sacramento and Nevada City about 60, by Highway 49 south to Auburn and Interstate 80 west. Outside commute and ski traffic the drive runs a little over an hour. Penn Valley can also reach the valley by Highway 20 west to Marysville and Highway 65 south through Lincoln.
