Living in Grass Valley
Grass Valley is the largest town in the western county, where the hospital, college campus, fairgrounds, and main shopping district sit, and at about 2,400 feet it anchors the Nevada County market.
Gold was found at Gold Hill in 1850, and for the next century the Empire, North Star, and Idaho-Maryland mines made Grass Valley a hard-rock mining center. Cornish miners arrived in numbers after 1860, and the town still celebrates Cornish Christmas each December.
Downtown kept its nineteenth-century buildings. The Holbrooke Hotel on West Main Street dates to 1862 and is a California Historical Landmark, the Del Oro Theatre on Mill Street still shows films, and Mill Street between Main and Neal is now a permanent pedestrian plaza for outdoor dining and events. Winters bring more than 50 inches of rain and usually some snow.
Neighborhoods and housing in Grass Valley
Grass Valley has the broadest range of housing in Nevada County: historic homes near downtown, postwar neighborhoods inside the city, and rural and golf course parcels in the 95949 ZIP code to the south.
Near downtown, Victorian and early twentieth-century homes sit on small lots, many within the city’s historic design review area. The Brunswick Basin on the east side mixes commercial blocks with apartments and newer homes, and there, off Sutton Way and Brunswick Road, Loma Rica Ranch is a master-planned neighborhood that has added new-construction homes.
South along Highway 49, Alta Sierra is a golf community built around the Alta Sierra Country Club, a semi-private 18-hole course that opened in 1964. The rest of the 95949 area, along roads such as Lime Kiln Road, Wolf Mountain Road, and Magnolia Road, is rural acreage with custom homes and barns, generally on wells and septic.
Parks, trails, and recreation
Grass Valley’s signature park is Empire Mine State Historic Park on East Empire Street, 856 acres that include the mine yard, the owner’s cottage and restored gardens, and about 14 miles of trails. The mine produced 5.8 million ounces of gold before closing in 1956.
The North Star Mining Museum on Allison Ranch Road displays Pelton wheels and mining equipment. The city maintains more than 108 acres of parkland across seven developed parks, including Condon Park and Memorial Park. The Nevada County Fairgrounds on McCourtney Road hosts the Nevada County Fair each August and the Draft Horse Classic, and the Nevada City trail network starts just up the freeway.
Dining, shopping, and daily life
Grass Valley is where western Nevada County shops and runs errands. Downtown Mill Street and Main Street hold restaurants, cafes, shops, the Del Oro Theatre, and the Holbrooke, while the Brunswick Basin along Sutton Way and Brunswick Road has the larger grocery stores, retail, and services.
Sierra Nevada Memorial Hospital, part of Dignity Health, is on Glasson Way, and Sierra College’s Nevada County Campus on Sierra College Drive covers 105 acres. Thursday Night Markets run downtown on summer evenings.

Most of Grass Valley is in the Grass Valley School District, and all of it is in the Nevada Joint Union High School District, with Nevada Union High School on Ridge Road and Bear River High School on Magnolia Road.
The city provides water and sewer inside its limits, and rural parcels generally use wells and septic. Grass Valley has a municipal fire department, and the unincorporated land around it is in CAL FIRE’s State Responsibility Area, served locally by the Nevada County Consolidated Fire District.

What to know before buying in Grass Valley
Before buying in Grass Valley, check the parcel’s fire hazard zone, its water and sewer source, and whether historic design review applies.
Wildfire: the 2025 fire hazard severity zone maps rate much of the surrounding land high or very high. Ask for a parcel’s designation and get an insurance quote during your contingency period.
