Meadow Vista is an unincorporated community in the Placer County foothills above Auburn, reached from Interstate 80 by Placer Hills Road. At about 1,700 feet of elevation, it is a place of wooded parcels, country roads, a small village center, and Winchester Country Club, a gated golf community within its boundaries. The Meadow Vista Community Plan keeps most of the area rural-residential on large lots.

Living in Meadow Vista

Meadow Vista sits at an elevation of roughly 1,700 feet in the Sierra Nevada foothills, northeast of Auburn along Interstate 80, where oaks begin to mix with pines and the valley heat gives way to cooler nights. It is a census-designated place of about five square miles governed by Placer County.

The Meadow Vista Community Plan describes the place it protects as wooded countryside with rolling terrain, country roads, natural stream corridors, scenic vistas, open fields, and large lots, and it deliberately keeps development low in intensity. Most of the plan area is zoned rural estate or rural residential at one to ten acres per home, with a small village commercial center along Placer Hills Road and a mobile home park as the only medium-density housing. Lake Combie and Lake Arthur are the community’s water features.

The community has a calendar of its own. Pioneer Day on the first Sunday in June, an Oktoberfest, and Christmas in the Village are the fixtures, and a walking trail and pond in the center of the community serve as the everyday gathering place. Auburn supplies the county offices and most of the shopping.

Neighborhoods and housing in Meadow Vista

Meadow Vista housing divides into two kinds. Most of the community is rural-residential: detached homes on one to several acres along Placer Hills Road, Combie Road, and the roads that branch from them, from 1970s and 1980s ranch homes under the pines to custom homes built in the decades since, many with barns, shops, and fenced pasture. HOAs are uncommon on these parcels.

The exception is Winchester Country Club, a gated golf community on roughly 1,170 acres with custom and semi-custom homes along an 18-hole course co-designed by Robert Trent Jones Sr. and Jr., a large clubhouse, a swim and tennis club, and miles of trails. Winchester has an HOA with patrol service and offers finished homesites for buyers who want to build. It is the only neighborhood of its type in Meadow Vista and one of a small number in the county.

New construction outside Winchester is custom homes on individual parcels, and inventory at any given time is modest.

Parks, trails, and recreation in Meadow Vista

Recreation in Meadow Vista starts on the property and extends into the foothills. The community’s walking trail and pond in the village center are the local gathering spot, and Winchester’s trail network, swim and tennis club, and golf course serve its residents and members. Lake Combie and Lake Arthur are the nearby water features.

The larger draw is Auburn, a few exits down Interstate 80. The Auburn State Recreation Area’s river canyons, the Western States Trail, Lake Clementine, and the whitewater runs of the North and Middle Forks of the American River are all a short drive, as is Hidden Falls Regional Park.

Dining, shopping, and daily life in Meadow Vista

Meadow Vista’s village center along Placer Hills Road has a small cluster of local businesses and services, enough for daily needs but deliberately small by plan. Winchester Country Club’s clubhouse offers dining and a pub for members. For grocery stores, hardware, and a wider range of restaurants, residents go to Auburn, and for regional retail to Roseville, both by Interstate 80.

Schools and public services in Meadow Vista

Meadow Vista is served by the Placer Hills Union School District, which operates Sierra Hills School for transitional kindergarten through third grade and Weimar Hills School for fourth through eighth grade, along with a special education preschool program. High school students attend the Placer Union High School District, which serves Meadow Vista along with Auburn, Loomis, Newcastle, Penryn, Colfax, and Foresthill; confirm the assigned campus with the district.

Placer County provides planning, roads, and other services. Water service varies by parcel between treated public water and private wells, and most larger-lot areas rely on septic systems under the Community Plan. Fire protection comes through the local fire district.

Getting around and commuting from Meadow Vista

Interstate 80 is the way in and out. The Placer Hills Road interchange serves the community, and the freeway leads southwest through Auburn, Newcastle, Loomis, Rocklin, and Roseville into Sacramento, and northeast toward Colfax, Truckee, and Reno. Placer Hills Road and Combie Road are the main roads within the community.

Amtrak’s Capitol Corridor originates at Auburn, the nearest station.

What to know before buying in Meadow Vista

Meadow Vista is foothill country, and fire is the first consideration. Most parcels fall within mapped fire hazard severity zones, many of them high or very high, which bring mandatory disclosure, a 100-foot defensible space requirement in very high zones, and wildland-urban interface building codes for new work. Ask about insurance availability and cost before you fall for a property, not after.

Confirm water and sewer for every parcel: treated public water or a private well, sewer or septic, and the condition and permits of any septic system. The Community Plan’s lot-size designations govern what can be built or subdivided. Winchester has an HOA with dues that fund patrol service and amenities, and club membership is separate from home ownership; most other Meadow Vista parcels have no association but may carry private road or shared well agreements. Elevation means cooler winters and occasional snow.
