How a commercial transaction differs

Commercial purchases turn on the income and the use, not the finishes. Due diligence covers leases and estoppels, operating statements, zoning and permitted uses, environmental history (a Phase I assessment is standard), ADA and building-code status, and the condition of roofs, HVAC, and parking. Financing is underwritten on the property’s income or the buyer’s business, and timelines run longer than a home purchase. Our agents coordinate with the buyer’s lender, attorney, and inspectors so each contingency is cleared on schedule.

Selling a commercial property

An income property sells on a clean, documented package: current rent roll, three years of operating history, lease abstracts, capital improvements, and a defensible pro forma. Owner-user buildings sell on location and condition. Our agents prepare the offering memorandum, market the property to investors through the Sotheby’s International Realty network and the commercial listing services, and manage the offer and diligence process through closing. Questions buyers ask about commercial property

Do you handle commercial leasing as well as sales?

The brokerage represents buyers and sellers of commercial property. For leasing representation, contact us with the property and your needs; an agent will confirm whether it is a fit or refer you to a leasing specialist.

What is a Phase I environmental assessment and do I need one?

A Phase I is a records and site review that identifies potential contamination from past uses. Lenders require it on most commercial purchases, and buyers paying cash should still obtain one before waiving contingencies, because environmental liability transfers with ownership.

Can I buy a building for my own business and lease the rest?

Yes. Owner-user purchases with surplus space are common in the region, and SBA loan programs can finance a building when the owner occupies a majority of it. The lease income on the balance helps carry the debt.

Which areas have the most commercial inventory?

Roseville and Rocklin in Placer County, the Highway 50 corridor in Sacramento County, and downtown and midtown Sacramento carry the broadest inventory. The foothill downtowns have fewer, smaller buildings that trade less often.
