How is this different from an online estimate?
Automated estimates average public records and cannot see condition, upgrades, lot, view, or what is happening on your street this month. An agent valuation uses recent closed and pending sales in your neighborhood and, when you want it, a walkthrough of the home.
Is there any obligation?
No. The valuation is free and does not commit you to listing. Many owners request one simply to understand their equity or to plan a future move.
How soon will I hear back?
An agent will typically respond within one business day with initial comparables and a time to discuss them, or to see the property if you prefer an in-person assessment.
Do you value land and commercial property?
Yes. Note the property type in the form. Land is valued on zoning, water, access, and buildable area; commercial property on income and condition.
