West Sacramento sits on the west bank of the Sacramento River, with the state Capitol and downtown Sacramento a bridge away. The gold-painted Tower Bridge, a vertical lift bridge opened in 1935 and listed on the National Register, connects West Capitol Avenue to the Capitol Mall, and River Walk Park runs along the levee opposite Old Sacramento. Sutter Health Park, opened in 2000 as Raley Field, is home to the Sacramento River Cats and anchors the Bridge District.

In Southport, Bridgeway Lakes Community Park wraps around a chain of lakes with paths, and the Clarksburg Branch Line Trail, a rail-trail open since 2005, runs south toward Clarksburg with a paved extension in design. Bryte Park, Memorial Park, and Sam Combs Park serve the older neighborhoods.

West Sacramento is served by the Washington Unified School District, which runs K-8 campuses including Bridgeway Island, Southport, Stonegate, Elkhorn Village, and Westmore Oaks, plus River City High School, Yolo High School, and Washington Middle College High School. Sacramento City College operates a West Sacramento center on West Capitol Avenue, the Yolo County Library has a branch in the city, and West Sacramento has its own police and fire departments.

Getting around and commuting from West Sacramento

No Yolo County city is closer to downtown Sacramento. The Tower Bridge and the I Street Bridge carry local traffic into downtown, U.S. Route 50 crosses the river on the Pioneer Bridge, and Interstate 80 runs along the north edge of the city before heading west across the Yolo Causeway to Davis and the Bay Area. Jefferson Boulevard, signed as State Route 84, continues south through Southport toward Clarksburg and the Delta.

Yolobus runs local and commuter routes into downtown Sacramento, Sacramento Valley Station sits just across the I Street Bridge, and Woodland is north by way of Interstate 5 or State Route 113.

What to know before buying in West Sacramento

West Sacramento is a levee city, bordered by the Sacramento River, the Deep Water Ship Channel, and the Yolo Bypass. The West Sacramento Area Flood Control Agency has been upgrading the levees toward a 200-year level of protection, including the completed Southport Levee Improvement Project. Flood insurance requirements vary by FEMA map designation and by lender, so confirm the current zone for any address.

Newer Southport subdivisions commonly carry Community Facilities District assessments along with HOA dues, so ask for a recent tax bill and the HOA disclosures before writing an offer. Bridge District condominiums and townhomes have associations with their own reserve and insurance arrangements. The older north-side neighborhoods generally have no HOA, smaller lots, and older utility connections, which makes sewer scopes worth the cost. The same questions apply across Yolo County.
