Woodland is the county seat of Yolo County, a city on the Sacramento Valley floor north of Davis where Interstate 5 meets State Route 113. Living in Woodland
Woodland is a working agricultural city with an unusually intact historic core. The Yolo County Courthouse, the 1896 Woodland Opera House, the 1905 public library, and the 1927 Hotel Woodland all stand within a few blocks of Main Street, and the Downtown Woodland Historic District, listed on the National Register in 1999, holds dozens of contributing buildings in styles from Commercial Italianate to Streamline Moderne. County government, food processing, and distribution form the economic base.
The Opera House is a California State Historic Park and still runs a full season of stage productions. Each August the Yolo County Fairgrounds hosts the Yolo County Fair, which began in 1935 and does not charge admission. Nugget Markets opened its first store here in 1926, and Woodland Community College has its main campus in the city.
Neighborhoods and housing in Woodland
Woodland’s housing stock spans every era since the 1860s. The blocks around downtown, especially along College Street and First Street, hold Victorian Italianate, Queen Anne, and Craftsman houses, including the Gable Mansion on First Street, a California Historical Landmark. Beamer Park north of downtown is another older neighborhood of period revival homes on tree-lined streets.
Postwar ranch neighborhoods fill much of the west and north sides of the city, with modest lots and mature trees. South of Gibson Road, the Spring Lake Specific Plan area has been Woodland’s growth front for two decades, with multiple builders delivering single-family homes and cottages alongside Spring Lake Elementary, new parks, and a planned sports park. Outside the limits, properties on the county roads come with acreage, agricultural zoning, and in most cases well and septic systems.
Parks, trails, and recreation
Woodland’s recreation is split between city parks and the open country around it. The Cache Creek Nature Preserve, run by the Cache Creek Conservancy on County Road 20 west of town, covers 130 acres of wetlands, oak savanna, and riparian forest with about four and a half miles of trails and boardwalks, and the Woodland Regional Park Preserve on the east side of the city is a restored habitat area with walking trails.
In town, the Spring Lake parks program is adding neighborhood parks as the area builds out. The Sacramento River and the Yolo Bypass Wildlife Area lie a short drive east, and State Route 16 leads west to Esparto, the Capay Valley, and the Cache Creek canyon.
Dining, shopping, and daily life
Downtown Main Street is Woodland’s dining and small-business district, with restaurants, bars, and shops in the historic storefronts between the courthouse and the Opera House. Larger retail clusters at Woodland Gateway on the east edge of the city at Interstate 5 and County Road 102, which opened in 2008 with Costco and Target among its anchors. Davis is a short drive south on State Route 113 for its downtown and farmers market, and Woodland Memorial Hospital serves the city.
Schools and public services
Woodland is served by the Woodland Joint Unified School District, which operates elementary schools, Douglass and Lee middle schools, Woodland High School, Pioneer High School, Cache Creek High School, and a science and technology charter academy. Woodland Community College offers two-year and transfer programs. Yolo County’s administrative offices and courts are in Woodland, and the city has its own police and fire departments.
Getting around and commuting from Woodland
Interstate 5 runs along Woodland’s east side, carrying traffic southeast across the Sacramento River to Sacramento International Airport and downtown Sacramento, and north toward Redding. State Route 113 runs south to Davis and Interstate 80, and State Route 16 heads west to Esparto and the Capay Valley. Woodland has no passenger rail station; the nearest Amtrak service is the Capitol Corridor at Davis.
Yolobus runs fixed routes between Woodland, Davis, West Sacramento, and downtown Sacramento, including commuter service, and Winters lies southwest by way of Interstate 505 or the county roads.

Flood risk is the first thing to check. Cache Creek runs north of the city and has overtopped its banks and levees many times since 1900, and a portion of Woodland sits within the FEMA 100-year floodplain, where lenders require flood insurance. The city is pursuing the Lower Cache Creek Flood Risk Reduction Project, but until it is built, confirm the flood zone for any address.
Homes in the Spring Lake area pay a Community Facilities District assessment, commonly called Mello-Roos, on the property tax bill in addition to HOA dues where an association exists. In the historic core, design guidelines and preservation rules can affect exterior changes to older homes. Rural properties usually rely on private wells and septic systems and may carry agricultural zoning or Williamson Act contracts, a checklist that applies across Yolo County.
