Living in Elk Grove

Elk Grove is a large, mostly residential city with a historic core, extensive parks, and the most new construction in the southern half of the county. Old Town along Elk Grove Boulevard traces to the 1850s, and more than 40 of its buildings form a historic district on the National Register of Historic Places. The city incorporated on July 1, 2000.

Its largest employers include Apple’s campus, the Elk Grove Unified School District, and California Correctional Health Care Services, and Sky River Casino, opened in 2022 by the Wilton Rancheria, sits near Highway 99 and Grant Line Road. Elk Grove hosts the Western Festival at Elk Grove Regional Park each spring, a tradition since 1957, and the Giant Pumpkin Festival each fall.

Neighborhoods and housing in Elk Grove

Elk Grove’s housing is predominantly single-family homes built since the 1980s, organized into named planned communities, with the oldest homes around Old Town and the largest parcels in the Sheldon area to the northeast. Townhomes, condominiums, and apartments are concentrated along Laguna Boulevard and Elk Grove Boulevard.

West of Highway 99, Laguna West was planned in the early 1990s around a lake with a town center, and Laguna Ridge and Stonelake followed with newer construction toward Interstate 5. East of Highway 99, East Franklin and the neighborhoods off Elk Grove-Florin Road hold 1990s and 2000s homes on suburban lots, with newer phases continuing toward Grant Line Road. Sheldon, in the northeast, is a rural residential area of parcels of an acre or more with room for horses and outbuildings, and Old Town has the city’s oldest houses.

Parks, trails, and recreation in Elk Grove

Elk Grove’s parks are operated by the Cosumnes Community Services District, an independent district that also provides fire protection and emergency medical services for Elk Grove and Galt. The district runs more than one hundred parks across the city, from pocket parks to regional facilities.

Elk Grove Regional Park on Elk Grove-Florin Road is the largest, with a lake, ball fields, picnic grounds, an aquatics center, and the pavilion that hosts the Western Festival. The Cosumnes River Preserve south of the city protects valley oak forest and wetlands along the last free-flowing river in the Central Valley, with trails and winter sandhill crane viewing.

What to know before buying in Elk Grove

Homeowner associations and Mello-Roos assessments are common in Elk Grove’s planned communities, and the amounts vary widely by neighborhood and construction era. Check the county tax bill for community facilities district line items, and review the builder’s disclosure on any new home.

In Sheldon and other rural parcels, confirm whether a property is on public sewer and water or on septic and well, and check zoning if you plan to keep animals. Parts of the city near the Cosumnes River and the low ground toward the Delta fall within mapped flood zones, so ask for the FEMA zone on a specific parcel. Old Town properties fall under the Special Planning Area rules. Neighbors are Sacramento and Land Park to the north, with Folsom and Gold River to the northeast along Highway 50.
