Living in Folsom

Folsom is a city of established neighborhoods north of Highway 50, a historic downtown on the American River, and a large new plan area to the south. The town was laid out in the 1850s as the terminus of the Sacramento Valley Railroad, grew with Folsom State Prison in 1880 and the Folsom Powerhouse in 1895, and incorporated in 1946; Folsom Dam, completed in the mid-1950s, created the lake.

Intel opened its Folsom campus in the 1980s and remains the city’s largest employer. The city opened the Johnny Cash Trail in 2017, a paved path from the historic district past the prison toward Folsom Lake.

Neighborhoods and housing in Folsom

Folsom’s housing splits into three groups: the historic district and older neighborhoods near Sutter Street, the master-planned subdivisions built north of Highway 50 from the 1980s through 2000s, and the Folsom Ranch plan area south of the highway, where construction began in the late 2010s and continues.

Near Sutter Street, homes range from 19th-century cottages and bungalows to infill townhomes. North of Highway 50, neighborhoods such as Broadstone, Empire Ranch, Willow Creek, Natoma Station, Briggs Ranch, and American River Canyon were built as planned communities with homeowner associations, parks, and trails, with American River Canyon’s lots above Lake Natoma among the largest. Folsom Ranch, between Prairie City Road and the El Dorado County line, covers several thousand acres and is approved for thousands of homes with schools, parks, and a town center on East Bidwell Street; villages include Russell Ranch and Mangini Ranch.

Folsom Lake, Lake Natoma, and the trails

Folsom Lake State Recreation Area is the city’s largest recreation asset, a state park of roughly 19,500 acres spanning three counties with Folsom Lake and Lake Natoma inside it. Folsom Lake is used for boating, water-skiing, fishing, and swimming, with Folsom Point and Browns Ravine on the Folsom side.

Lake Natoma, created by Nimbus Dam below Folsom Dam, is a flat-water lake used for rowing and paddling, with the Sacramento State Aquatic Center on its shore. The park reports about 95 miles of trails, and the Jedediah Smith Memorial Trail begins here. Folsom Powerhouse State Historic Park on Lake Natoma preserves the 1895 plant that sent power 22 miles to Sacramento, a National Historic Landmark.

Historic Sutter Street, Palladio, and daily life in Folsom

Sutter Street is Folsom’s historic main street, a few blocks of 19th-century buildings above Lake Natoma with restaurants, bars, shops, and the Folsom History Museum beside the Wells Fargo Assay Office that served as a Pony Express station in 1861.

The Palladio at Broadstone on East Bidwell Street is the city’s largest open-air shopping and dining center, with a Whole Foods Market, a movie theater, and restaurants, and Folsom Premium Outlets on Folsom Boulevard has roughly 80 outlet stores. Neighborhood centers along East Bidwell Street and Blue Ravine Road handle groceries and services.

Schools, employers, and public services in Folsom

Folsom is served by the Folsom Cordova Unified School District, with Folsom High School and Vista del Lago High School as its comprehensive campuses and new elementary schools within Folsom Ranch; confirm attendance areas by address. Folsom Lake College has its main campus on East Bidwell Street. The city provides police, fire, water, and parks directly, and Mercy Hospital of Folsom and Kaiser Permanente medical offices serve the city.

Getting around and commuting from Folsom

Highway 50 is Folsom’s spine, running west to Sacramento and east to El Dorado Hills and South Lake Tahoe, with interchanges at Folsom Boulevard, Prairie City Road, East Bidwell Street, and Empire Ranch Road. Folsom-Auburn Road and Folsom Lake Crossing lead north across the dam toward Granite Bay and Roseville.

The Gold Line light rail ends at Historic Folsom, with Glenn and Iron Point stations also in the city, and the Jedediah Smith Memorial Trail provides a bike route to Sacramento. Neighbors are El Dorado Hills to the east, Granite Bay across the lake, and Orangevale and Gold River to the west.

What to know before buying in Folsom

Mello-Roos and homeowner associations are the two cost items to understand in Folsom. Most neighborhoods built since the 1980s have HOAs, and many carry community facilities district assessments. Older neighborhoods north of Highway 50 tend to have smaller or paid-down assessments, while Empire Ranch-era neighborhoods and especially Folsom Ranch carry larger ones for longer terms. Assessments appear on the county tax bill, and builders must disclose them on new construction.

Folsom Ranch is still building out, so expect construction traffic and amenities opening in phases. Properties near Folsom Lake and the river canyon should be checked against state fire hazard maps, and properties around Sutter Street fall under the city’s historic design guidelines.
