Living in Sun City Lincoln Hills

Sun City Lincoln Hills covers a large portion of Lincoln. Del Webb and later Pulte built the community over roughly a decade beginning in 1999, and it is one of the largest neighborhoods in Placer County by number of homes.

The community is organized around its two lodges and two courses, with neighborhoods, parks, and trails filling in between. Orchard Creek Lodge is the larger center, with an indoor pool, two outdoor pools, a fitness center, an indoor walking track, a library, activity rooms, a large ballroom, and Meridians Restaurant and Bar. Kilaga Springs Lodge adds a second indoor pool, a spa, an aerobics room, a second library, a fitness center, and a cafe. More than eighty resident clubs use these spaces.

Homes in Sun City Lincoln Hills

Sun City Lincoln Hills offers a wider range of housing than many Del Webb communities, with both detached single-family homes and attached homes across many floor plans and several construction phases. Lots range from compact to generous, and the strongest positions back onto the golf courses and the open-space corridors.

Because construction spanned nearly a decade and two builders, homes vary more in finish and design than in a single-phase community. Buyers should compare phases, lot orientation, and the updates owners have made, including solar, flooring, and kitchen remodels, which are common.

Golf, lodges, trails, and amenities

Golf is anchored by Lincoln Hills Golf Club, with two 18-hole courses, the Orchard Course and the Hills Course, both designed by Billy Casper and Greg Nash.

The two lodges hold the indoor amenities, including dining at Meridians and the Kilaga Springs Cafe. Outdoors, about 27 miles of trails wind through the community’s open space and connect its eleven parks. The homeowners association operates the amenities, the lodges, and the club program.

Getting around from Sun City Lincoln Hills

State Route 65 is the connection to the rest of the region: south past Rocklin to Interstate 80 in Roseville, and north by the Lincoln Bypass toward Marysville. Lincoln’s downtown and Highway 65 shopping centers are a short drive, and Roseville’s Galleria district is farther south. State Route 193 leads east from Lincoln to Newcastle and Interstate 80 for trips toward Auburn. Thunder Valley Casino Resort, with its restaurants, hotel, and entertainment venues, is just outside the city.

What to know before buying in Sun City Lincoln Hills

Every home belongs to the homeowners association, which operates the two lodges, the trails, the parks, and the club program, and which sets architectural standards. Review the governing documents, budget, reserve study, and dues, and ask how golf fees relate to association dues, since the golf club is a distinct operation.

The community is age-qualified under the federal Housing for Older Persons Act; ask about current occupancy requirements and how they apply to all occupants. Attached homes carry their own maintenance arrangements within the association; understand what is covered. Many homes in Lincoln’s master plans carry Community Facilities District assessments on the tax bill; ask for a current bill. Check the FEMA flood map for parcels near the community’s creek corridors.
