Serrano is a master-planned golf community in El Dorado Hills, built by Parker Development Company around Serrano Country Club and a trail network through preserved oak woodland. Its villages, several of them gated, sit north of Highway 50 along Serrano Parkway, and it is the largest single community within El Dorado Hills.

Living in Serrano

Serrano is a planned community on the north side of Highway 50 in El Dorado Hills, laid out around a private golf course, a large central park, and roughly a thousand acres of preserved open space.

Parker Development Company began Serrano in the 1990s and continues to build within it, keeping a sales and information office on Serrano Parkway. Silva Valley Parkway runs north from its Highway 50 interchange to Serrano Parkway, the community’s main internal road.

Villages and homes in Serrano

Serrano is divided into villages, each with its own character and, in many cases, its own gate. Homes range from production houses built in the late 1990s and 2000s to semi-custom and custom homes on view and golf-frontage lots, and new construction continues in the remaining villages.

The gated villages are the ones most buyers associate with the Serrano name: private streets, larger lots, and custom or semi-custom architecture. Open villages closer to Serrano Parkway hold production homes on smaller lots. Parker Development still offers custom lots, some with golf or open-space frontage, and the Serrano El Dorado Owners' Association sets architectural and landscape standards.

Serrano Country Club and golf

Serrano Country Club is a private club at the center of the community, with an eighteen-hole, par 72 course designed by Robert Trent Jones Jr. that opened in 1996. Membership is required and is separate from home ownership.

The clubhouse at 5005 Serrano Parkway holds two restaurants, the Lakeview Dining Room and the Greenview Grille, along with a fitness center, lighted tennis and pickleball courts, and a pool complex. Ask whether a seller holds a membership and what current initiation and dues are.

Trails, open space, and parks in Serrano

Serrano’s trail system runs about seventeen miles through greenbelts and preserved open space, connecting the villages to one another and to Village Green Park.

Village Green Park, at 4655 Serrano Parkway, is operated by the El Dorado Hills Community Services District and is built around a large pond, a stream with waterfalls, lawns, and walking paths. Folsom Lake State Recreation Area at Browns Ravine is a short drive; Cameron Park is the next community east on Highway 50 and Folsom is immediately west.

HOA, Mello-Roos, and what to know before buying in Serrano

Every home in Serrano is in the Serrano El Dorado Owners' Association, and most parcels also carry a Community Facilities District (Mello-Roos) assessment; both differ by village.

The master association maintains common areas and enforces design standards; gated villages add a sub-association. The Mello-Roos assessment repays infrastructure bonds through a district formed in the 1990s and has a stated maturity year.
